Agent FAQ: joining FIND

Straight answers to what agents ask about FIND Real Estate: plans and fees, getting paid, joining, tools, training and leaving. Full numbers are on plans and pricing.

Plans and fees

What plans does FIND offer real estate agents, and how much do I keep?

FIND has five plans. FIND Zero: keep 85%, with no monthly fee, no join fee, no E&O charge and no commercial fee (requires $50,000+ GCI in the prior 12 months and FIND approval). Flex 90: keep 90% for $119 a month. Core 100: keep 100% for $549 a month. FIND Pro: no monthly fee; keep 50% on leads FIND provides, 70% on sales and commercial deals you generate and 80% on rentals you generate (with FIND approval). Jumpstart 50: a training program for new agents at $119 a month and 50% until six verified closed transactions. Flex 90 and Core 100 have a one-time $249 join fee.

Is there a join or setup fee?

Flex 90 and Core 100 have a one-time $249 join fee. FIND Zero and FIND Pro have no join fee. After you submit the agreement, the team sends you a secure payment link.

How much is E&O insurance, and when is it charged?

E&O (errors and omissions) insurance is $95, charged twice a year, on every plan except FIND Zero. It's a mandatory group policy, charged to the card on file. FIND Zero has no E&O charge.

Is there a monthly fee, and when is it charged?

Flex 90 and Jumpstart 50 are $119 a month and Core 100 is $549 a month, charged on the 1st of each month. FIND Zero and FIND Pro have no monthly fee.

How often can I switch plans?

Once per calendar year, with notice.

Is there a fee on commercial deals?

Yes. Flex 90, Core 100 and Jumpstart 50 have a 5% fee on commercial deals. FIND Zero has none.

Who qualifies for FIND Zero?

FIND Zero is for experienced agents with at least $50,000 in gross commission income over the prior 12 months. You can't select it yourself: the team checks your production and approves the switch.

What is the FIND Pro plan?

FIND Pro is open to qualified agents, with FIND approval. There's no monthly fee and no join fee. You keep 50% on leads FIND provides (Zillow Premier Broker and Realtor.com), 70% on sales and commercial deals you generate yourself, and 80% on rentals you generate yourself. Paid referral programs with provider fees have lower splits. E&O is $95, charged twice a year.

Does FIND have a plan with no monthly fee?

Yes, two. FIND Zero (keep 85%; no monthly fee, join fee, E&O charge or commercial fee; requires $50,000+ GCI in the prior 12 months and FIND approval) and FIND Pro (keep 50% on leads FIND provides and 70–80% on business you generate; FIND approval).

Which FIND plan keeps me the most money?

It depends on how much you earn. On split and fees alone, Core 100 keeps more than Flex 90 once your yearly gross commission income passes about $51,600. In the first year at $100,000 GCI, after the monthly fee, join fee and E&O, you would keep $85,000 on FIND Zero, $88,133 on Flex 90 and $92,973 on Core 100. FIND Zero can keep a little less than Flex 90, but it has no fees, ever, and no E&O. See the full table at findrealestate.com/join/plans.

Do I have to pay the E&O deductible if there's a claim?

Yes. If a claim names you and FIND, the agent is responsible for the deductible, which has been $25,000 per claim in recent years. FIND doesn't cover legal costs when an agent knowingly broke the rules.

Can I skip FIND's E&O because I have my own policy?

No. The brokerage's group policy applies whenever FIND is named in a claim, so it's mandatory on every plan that includes it. Ask your own insurer whether your policy also covers your share of the deductible.

What happens if I fall behind on dues?

Late fees apply, and FIND can take open balances out of commission payouts. Advances aren't approved while you have a balance, and long-overdue accounts with no payment plan can be terminated. Talk to accounting early if you need a plan.

Getting paid

How fast do FIND agents get paid?

Commissions are paid within 2 business days of the funds clearing: FIND processes them as soon as the funds clear and the direct deposit lands the next business day, as set out in your agreement. Submit the deal before money arrives and upload every required document to avoid delays.

When and how should I submit a deal?

Submit it in the FIND platform before any money arrives. Give your client the FIND Deal ID for the wire or ACH memo and use it as your invoice number. For owner-pays deals, choose 'Owner Pays' and invoice through the platform. You can save a draft before the commission details are final.

Which documents do I need to upload to get paid?

Rentals: the lease, the NY agency disclosure, the fair housing disclosure and any FARE Act forms. Sales: a fully executed contract. Missing documents delay payment and can mean a $100 fine.

Does FIND offer commission advances?

Yes, on closed or fully signed sale or rental contracts only, not against future pipeline. Advances aren't approved while you have an unpaid advance, overdue dues or E&O, or missing deal documents.

Who are commission checks and wires made payable to?

FIND Real Estate LLC. Wiring instructions are in the help center, or ask accounting.

What payment types do you accept from clients, and are there fees?

Certified checks, wires or ACH are preferred; personal and attorney checks take longer to clear. Fees: $25 per domestic wire or ACH, $45 per international wire, $15 per third-party check and 4% for credit card payments (grossed up so the commission isn't reduced).

How do I deposit a commission check?

Endorse the back only and write the FIND Deal ID on the front memo line or the deposit slip. Deposits with no name or Deal ID can't be processed.

Why hasn't my payout gone out yet?

Usually something is missing: a required document, a signed referral agreement with an outside broker, or an owner-pays verification. Check the deal's status in the platform or email agent support.

Where do I update my W-9 and payout bank details?

In the FIND platform, under your account settings. Your W-9 is attached to your invoices automatically.

Who signs referral and co-brokerage agreements?

Send them to agent support. FIND signs where the other firm requires the broker. A standard referral agreement is in the platform's form library.

Two agents worked the deal. Do we each submit it?

No. Submit one deal per transaction, listing every FIND agent and the agreed split, even if you're on different plans.

Can I pay or earn a referral fee with an out-of-state agent?

Yes, through a signed referral agreement between the brokerages; FIND holds the payout until it arrives. You can't collect a commission in a state where you aren't licensed, but you can earn a referral fee through FIND.

Joining and licensing

How long has FIND been around, and how big is it?

FIND has been around since 2009. It has 750+ agents, and FIND agents have done 40,000+ transactions and $6B+ in sales since 2016.

How do I join FIND?

Apply at findrealestate.com/join. FIND Zero and FIND Pro also need FIND approval; FIND Zero needs $50,000+ GCI in the prior 12 months.

How do I transfer my license to FIND?

Ask your current brokerage to release your license. Then sign the NY Department of State salesperson application; FIND countersigns and completes the association. You can track it on the DOS public license lookup.

Can I read the agreement (ICA) before I join?

Yes. The ICA and the policy manual can be read online before you sign.

Can I bring my team or a big book of business?

Yes. Teams join case by case, with an office visit, a meeting with leadership and a demo of the systems. Incentives may be available for strong teams.

Can I visit the office and see the platform before deciding?

Yes. Recruiting books a visit to FIND's headquarters at 5 West 37th Street, 12th Floor, New York, NY 10018, with a live demo of the platform.

Where can I join FIND as an agent?

FIND is licensed in New York: New York City (including Staten Island), Long Island and East Hampton, Westchester, and upstate in Saratoga and the Capital Region through Global MLS. FIND also brings on agents in Hoboken, Philadelphia and Miami.

Which MLS can I use?

In New York you can choose LIBOR or HGAR as your primary board; both give OneKey MLS access. In Connecticut, Greenwich MLS and SmartMLS are set up per agent and billed to the agent.

I left FIND and want to come back. What do I owe?

Clear any old balance, choose a plan, pay the join fee if your plan has one and the prorated current month, and your license is re-associated.

I just passed my exam. Can I join without a license number yet?

Yes. New salespeople can apply before the license is issued. Most new agents start on Jumpstart 50 for training.

My license lapsed. How do I reinstate it?

Check your status and expiration in eAccessNY under 'List of Licenses'. The onboarding team walks you through renewal or reinstatement.

Can I hold my license at FIND and another brokerage?

A dual license is possible with approval from both brokers and the Department of State, which takes about 2–3 weeks. FIND needs to know which deals go through which firm.

New agents

Does FIND take new or newly licensed agents?

Yes. Jumpstart 50 is FIND's training program for new agents: $119 a month and a 50% split until you have six verified closed transactions. Then you switch to Flex 90 (keep 90% for $119 a month) or Core 100 (keep 100% for $549 a month).

Leads

Does FIND give agents leads?

Yes. Inquiries that come in through FIND's website are sent to FIND agents, and FIND Pro agents work leads FIND provides from Zillow Premier Broker and Realtor.com at a 50% split.

Tools and marketing

What technology does FIND give agents?

FIND's own AI-powered platform: a dashboard with automated follow-ups and AI-drafted replies, an assistant for clients, listings, comps and NYC building records, branded client pages, a form library with e-signatures, rental applications with credit checks, deal submission and payouts, agent and team websites, and a CRM.

Does FIND provide marketing and design help?

Yes. Order show sheets, flyers and custom designs from the Marketing section, and FIND's in-house design team produces them. Templates are also built into the platform.

Do I get my own agent website and team page?

Yes. Every agent gets a personal page, and teams can publish a team page. Profiles, reviews, live listings and closed deals fill in automatically.

How do I report a bug or request a feature?

In the platform, click your name and choose 'Send feedback', or email FIND. Requests go straight to the team building the platform.

How do I send a rental application and credit check to a tenant?

Open the client and click 'Rental Application & Credit Check', or send your personal application link. The tenant applies on their phone, uploads documents, signs and pays $20 for a TransUnion credit check, and you can send the application to the landlord from the platform.

Are commercial, NDA and fee agreement forms available?

Yes. The form library has commercial forms, NY NDAs, fee agreements, referral agreements and buyer representation agreements. Each can be filled in and sent for e-signature, or downloaded.

Can I post rentals on Craigslist?

Yes, through FIND's Craigslist posting portal. Each credit buys one post; ads run under FIND with your name and phone, and replies go straight to you. If Craigslist rejects an ad, the credit is refunded.

How do I get NY disclosures signed by clients?

Open the client and use 'Send all' under Disclosures to email both NY disclosures at once. Signed forms attach to the client's deal automatically.

Can I bring my existing clients into FIND's CRM?

Yes. Connect Gmail on the Clients page to import your clients and conversation history, or send agent support a CSV export from your old CRM.

How do I get listings onto StreetEasy and other sites?

List through OLR, which is included. Listings syndicate to StreetEasy, Zillow and partner sites.

Rentals, sales and commercial

Can I do both rentals and sales?

Yes. Agents work rentals, sales and commercial deals on any plan. Flex 90, Core 100 and Jumpstart 50 have a 5% fee on commercial deals.

What changed for rentals with the FARE Act?

FIND trains agents on the FARE Act (owner-paid vs tenant-paid fees). The platform handles the required disclosures, and tenant fee agreements are only needed when the tenant pays part of the fee.

Can I list Westchester, Long Island or upstate properties?

Yes. The platform's listing feed covers NYC, Long Island, Westchester, the Hudson Valley and the Capital Region.

Is there an internal network for off-market deals?

Yes. Whisper Listings is FIND's private agent network for internal deal flow.

Training and support

Who supports me day to day?

Agent support is available seven days a week, 9am–5pm, by phone, text or email (help@findrealestate.com). An AI assistant answers instantly and hands off to a person when needed. Accounting handles payouts and billing.

Is one-on-one coaching available?

Yes. Third-party business coaching is available in the platform, as single sessions or monthly packages.

Leaving FIND

How do I leave FIND and release my license?

Submit a disassociation request in the platform. FIND releases your license with the Department of State, usually the same day. If you owe a balance, the release waits until it's paid or a payment plan is agreed.

Is there a fee on deals that close after I leave?

Yes. Deals in progress when you leave that close afterwards carry a 20% fee.

Who owns my clients if I leave?

Clients from your own network, your own paid marketing or your relationships from before FIND are yours. Clients from FIND-provided leads belong to FIND, and a 12-month non-solicit applies to them.

Do I have to sign a long-term contract?

No. FIND plans have no long-term commitment, no minimums and no quotas. You can change plans once per calendar year, with notice.

Comparing brokerages

How does FIND compare with other NYC brokerages?

Many NYC brokerages split commissions 60/40 to 70/30, so the brokerage keeps 30–40% of each deal. Capped-split models add transaction or royalty fees per deal, and some 100% plans charge high monthly desk fees. FIND uses set splits with flat fees: 85% with no fees on FIND Zero, 90% for $119 a month on Flex 90, 100% for $549 a month on Core 100, or no monthly fee on FIND Pro.
